Roofing Quotes in Plymouth

What actually drives the cost of a roofing job here, how our quotes are put together, and how to compare one roofer’s quote with another’s.

Why we will not price your roof over the phone

Any roofer who gives you a firm figure without seeing the roof is guessing, and the guess will be adjusted later — usually upwards, usually once the scaffold is already up. We will always come and look first. The quote you get from us is for the job actually in front of us.

What genuinely changes the cost of a roof in Plymouth

These are the factors that make one job different from another. When you are comparing quotes, these are the things worth asking about.

  • Access. Whether the roof can be reached safely, what scaffold is needed, and whether the street allows it. A terraced house on a narrow road and a detached house with a driveway are different jobs before anyone touches a slate.
  • Roof type and pitch. Natural slate, concrete tile, clay, or a flat covering. Steep Victorian pitches, shallow reconstruction-era roofs and modern extensions all behave differently.
  • Complexity. Hips, valleys, dormers, chimney stacks and parapet gutters all add detail work. A simple gable roof and a cut roof with three valleys are not comparable.
  • Leadwork. How much there is, what condition it is in, and whether it needs replacing rather than reusing.
  • Fixing specification. Plymouth is a coastal, south-west facing site with around 16 gale days a year. Since the 2018 amendment to BS 5534, mortar can no longer be relied on to resist wind uplift at ridges, hips and verges, so mechanical and dry-fixed systems are specified instead.
  • What is underneath. Battens, underlay and rafters are only fully visible once the covering comes off. An honest quote says what happens if the timber turns out to be worse than expected.
  • Planning constraints. In any of the city’s 15 conservation areas, a dormer or roof enlargement always needs planning permission, and material choices may be constrained. That has to be established before the work is priced, not after.

We do not publish price bands on this site. Roofing costs move with materials, access and the specific condition of your roof, and a range printed on a web page tells you almost nothing about what your job will cost. We would rather give you a real figure for your actual roof.

What our quote will tell you

  • The scope of work, written out in plain terms.
  • The materials we intend to use, named rather than described as “quality materials”.
  • What is excluded, and what would happen if we find something unexpected once the roof is open.
  • The guarantee that applies — 20 years in writing on workmanship and materials.

Comparing quotes fairly

If one quote is much lower than the others, it is usually pricing a different job — often a repair where the others have priced a replacement, or a mortar-bedded detail where the others have specified dry-fixed. Neither is automatically wrong, but you should know which you are buying. Ask each roofer what is excluded, and what happens if the timber underneath turns out to be rotten. The answers will tell you more than the totals do.
